Mold Remediation by Dry Ice Blasting
Remove mold from timber, masonry and HVAC without chemicals — fast, documented, IICRC-aligned.
Remove mold from timber, masonry and HVAC without chemicals — fast, documented, IICRC-aligned.
Mold growth on structural timber, masonry or inside HVAC ductwork can’t be wiped or chemically treated reliably — soft surfaces hold spores deep inside their grain. Sanding generates dust; biocides leave residue and don’t guarantee removal; replacement is expensive. Dry ice blasting physically removes mold growth from porous surfaces in a single pass, without saturating the substrate or introducing new chemical loads. It is IICRC-aligned for use in restoration workflows and produces documentation suitable for insurance claims.

- Roof leak / hidden cavity mold
- Subfloor and crawlspace remediation
- HVAC ductwork & plenum cleaning
- Heritage masonry mold and biological growth
- Insurance restoration jobs requiring documentation
Why dry ice for mold remediation
Removes — not just kills — the mold
Physical removal of spores and hyphae rather than chemical inactivation. Surfaces test cleaner.
No chemical residue
No biocides to off-gas, no rinse step, no occupant exposure to cleaning chemistry.
Saves the substrate
Timber framing and decorative masonry can be saved instead of replaced.
HVAC-suitable
Cleans ductwork interiors, AHU coils and plenum surfaces without water damage to insulation.
Documentation-ready
Before/after photos, area logs and surface readings prepared for insurance and remediation reports.
How a typical mold remediation job runs
- 1
Containment & assessment
We establish containment, set HEPA negative-pressure where required, and map affected areas.
- 2
Dry ice blast
Surface mold and embedded growth removed by pellet impact; HEPA vacuum captures particulate.
- 3
HEPA vacuum & wipe
Final HEPA vacuum and antimicrobial wipe-down per IICRC S520 expectations.
- 4
Verification & report
Post-remediation visual inspection and (optional) clearance sampling, with full documentation pack.
Surfaces & limits
Where this service works well — and the situations we'll flag for repair instead of cleaning.
- Structural timber & framing
- Brick & masonry
- Concrete
- Steel & metal ductwork
- Plaster & gyprock framing
- Heavily decayed timber requiring replacement
- Active water leaks (must be fixed first)
Typical price for mold remediation

Is dry ice cleaning IICRC-recognised for mold?
Yes — dry ice blasting is widely used as a physical removal step within IICRC S520-aligned workflows. We work alongside hygienists where required.
Do you handle insurance documentation?
Yes. We provide before/after photo logs, area maps and process records suitable for builder, insurer and hygienist sign-off.
Can it be done with occupants in the building?
For minor jobs in commercial settings yes, with containment. For larger residential remediation we recommend short-term relocation.
Do you handle the dehumidification first?
Cleaning happens after structural drying. We coordinate with restoration drying contractors.
Does it kill the mold?
It physically removes the visible growth and embedded spores. For stubborn microflora we add a post-clean antimicrobial step.
How is this better than chemical biocides?
Biocides inactivate but don’t physically remove spore mass. Surfaces remain stained and re-growth is more likely. Dry ice removes the colony itself.
